PROJECT PLANNING & BUDGETING
Useful planning brings together drawings, specifications, site information and a realistic budget. A bill of quantities or detailed schedule of work helps identify what is included and provides a basis for comparing contractor quotations.
Discuss access, utilities, procurement and the proposed programme. Set out payment stages, responsibilities and how changes will be priced and approved. For a phased build, agree suitable stopping points with the project team and include an allowance for uncertainties rather than treating an early estimate as a fixed final cost.
SITE CONDITIONS & STRUCTURAL WORK
Foundation and structural decisions should be based on the building design and suitable site information. Soil conditions, groundwater, levels and drainage need assessment by the responsible professionals. Foundation choices should follow that assessment rather than assumptions based on nearby buildings.
Construction should follow the agreed drawings and specifications, with checks at appropriate stages. Coordinate material requirements, reinforcement details, concrete work and service openings with the project team. Ghana’s rainy periods also make site drainage, access and weather-sensitive activities important programme considerations.
BUILDING SERVICES & FINISHES
Roofing, windows, doors and services should be considered early enough to coordinate their openings and connections. Plan ventilation, cooling, drainage and electrical requirements alongside the room layout, rather than leaving these decisions until finishes are complete.
